# The Plantation, Lee County, Florida: official GIS snapshot

Prepared 2026-10-26 from Lee County Government public GIS for an interactive parcel map. Scope is both SOMERSET AT THE PLANTATION and BRIDGETOWN AT THE PLANTATION, official subdivision layer OBJECTIDs 783 and 1166. This is distinct from Plantation Preserve, Plantation Pines, Plantation South, Lee Plantation and the Sarasota County Plantation.

## Files to use
- data/parcels_unique.geojson: 2,260 unique parcel STRAP identifiers, derived from 2,262 county features. Full original parcel geometries retained, not clipped. Two common-element STRAPs had separate polygon features and were unioned, keeping source_objectids. Do not use raw feature count as a home count.
- data/boundaries.geojson: the two county subdivision polygons, unchanged.
- data/roads.geojson: 132 official road features clipped to boundary union, STREET labels.
- data/water.geojson: 94 official hydrography features clipped to boundary union.
- data/retrieval_manifest.json: endpoint URLs, fields, timestamp, candidate counts.
- data/coverage_stats.json: raw selection audit (counts before two common-element merges).
- data/boundary_slivers.json: 22 external boundary touches/slivers excluded from primary selection. All overlap ratios were below0.001 (0.1%). Several are recognizable neighboring developments such as Pelican Preserve, Legacy Gateway and Southwest Regional Commerce.

Every GeoJSON uses WGS84 EPSG4326 longitude/latitude. Source services use EPSG2237 (NAD83 Florida West feet), and ArcGIS transformed output to4326. No personal owners, owner mailing details, sale prices, assessed values or exemptions were requested.

## Selection and completeness
Fetched all4,504 parcel OBJECTIDs intersecting the envelope of both official boundaries, then all records in batches of300. Exact geometric intersection selected2,262 features whose area-overlap ratio exceeds0.001. 2,220 do not intersect the boundary;22 merely touch or overlap as small boundary misalignment slivers. There are2,260 distinct STRAPs after preserving two split common-element records as multipart unions. Somerset has1,116 pre-union features, Bridgetown1,146. The boundary geometries and parcel layer are valid GIS datasets, not a legal subdivision survey or real-time record.

One retained utility parcel (STRAP124525P4000070000,11599PlantationGardensDr) overlaps the Bridgetown boundary by only0.207554%; mark this parcel 'Boundary review' or keep it in a separate contextual layer, not a confirmed residential lot. Another common-element parcel STRAP124525P3027BB50CE overlaps96.397829%, reflecting boundary mismatch. Preserve full geometry and disclose general GIS boundary limitations. Do not silently claim a legal inventory of every ownership unit.

229 parcel features have null LANDUSEDES, generally condominium units, and must not be dropped. Multiple condo parcels can have overlapping geometries. Provide unit-aware search and, on click, list all intersecting matches rather than arbitrarily select one top feature. STRAP is canonical identity; SITEADDR/SITEUNIT are official site addresses, not owner addresses. Never label count as homes or properties for sale.

This is the newest selected feature edit, not a guarantee every parcel was reverified that day. MAINTDATE is source parcel maintenance time. ## Reproduction
Scripts download_data.py,filter_data.py,audit_geometry.py reproduce the extraction and normalization. They use Python standard library and installed GDAL/OGR only. Use selected outFields exactly, never '*'. Raw bbox data retained for audit but must not be loaded as all Plantation parcels. Native source metadata files retained. Publication status is tracked separately from this source snapshot.

## Geometry QA
All2,260 canonical geometries checked. One county source polygon (STRAP134525P1290001031) had a self-intersection. GDAL/OGR MakeValid repaired it with an approximately0.00005% area difference. Canonical parcel is marked geometry_repaired=true; original source retained in parcels.geojson and parcels_bbox.geojson. Full details in geometry_validation.json.54 exact coincident geometry groups (maximum4 parcels each) demonstrate why clicks must offer all intersecting units. There are2,102 distinct render geometries before the negligible repair; do not confuse rendered footprints with parcel tax accounts.

## Interactive detail expansion - October 27, 2026
The additional public files are `golf.geojson`, `places.geojson`, `paths.geojson`, `roads-context.geojson` and `detail-sources.json`. The last file records authoritative URLs, object IDs, acquisition dates and explicit coverage gaps. Preparation is reproducible with `scripts/prepare-plantation-details.mjs` and the retained laptop research package.

Golf is the exact Lee County course polygon OBJECTID 78418; club and community-center markers use county POI/address points. Entrance markers are approximate street-junction approaches, not surveyed gate locations. Association sources substantiate Bridgetown pools, courts and fitness amenities at the center; individual facility footprints are not drawn. Optional walking paths are county-mapped Treeline Avenue facilities, not a verified private interior network. Conservation/wetland parcel descriptions do not imply public access or a legally designated preserve.

Aerial mode uses public-domain USGS/USDA NAIP, locked to catalog images 35060 and 35062, acquired February 14, 2023. The catalog year and service update date are not acquisition dates. No LeePA/EagleView imagery is used. The imagery service is external and its availability is outside this map's control.

Parcel query links preserve individual condominium identities through reload and browser navigation. No owner data, financial fields, or individual county-record links are exposed. The original October 26 parcel snapshot is unchanged.
